Everyone who is a considered a citizen is entitled to citizen property insurance. Citizen property insurance is an insurance coverage type purchased by citizens of a country or state.

Citizen property insurance helps protect citizens from loss of property. Citizen property insurance also covers property damages caused by natural calamities like hurricanes, fires, earthquakes, and the like. For the “loss” clause in citizen property insurance, crime coverage is also included.

How does a citizen property insurance policy protect you?

Citizen property insurance can protect you in many ways. First, citizen property insurance offers protection against economic or financial loss. This means that with a citizen property insurance, damage or loss is measured in purely financial terms and compensated by money.

For example, your car or automobile is damaged. Citizen property insurance can pay for the cost of its repair. Similarly, citizen property insurance can also cover the cost of replacing that damaged car with a new one, in case repairs aren’t enough. Citizen property insurance can also cover the cost of reconstructing a building that has been damaged by fire or earthquake.

Despite the many benefits of citizen property insurance, it is also important to consider there are limitations involved. There are many types of damages or losses that cannot be covered by citizen property insurance. Since citizen property insurance is expressed on purely monetary terms, losses such as the emotional loss or the loss of a loved one, cannot be compensated by citizen property insurance claim. Thus, when you purchase a citizen property insurance, you are only insuring the economic value of your property.

How are citizen property insurance companies regulated?

There are many government agencies that regulate how citizen property insurance companies operate. In the United States, citizen property insurance companies are regulated primarily by the individual states. These agencies are sometimes called “Department of Insurance”, “Division of Insurance”, or “Insurance Bureau” and may differ in each state.

In the state of Florida, their legislature has passed a law in 2002 combining the Florida Residential Property and Casualty Joint Underwriting Association (FRPCJUA) and the Florida Windstorm Underwriting Association (FWUA). The result of this combination was the newly established Citizen Property Insurance Corporation.

The creation of the company made citizen property insurance provision more effective and efficient. Florida homeowners are especially at high risk of damage and property loss since the area is a magnet for many hurricanes and storms. The citizen property insurance therefore offers homeowners the kind of coverage which is not usually found in the open, citizen property insurance market.

How much your home property insurance coverage will cost is not the only thing to consider when you’re shopping for insurance.

You need to purchase the right type of home property insurance. You need to identify the proper level of protection your home property insurance can provide. You need to know if there are special provisions included in your home property insurance. These special provisions will provide coverage for your valuables like jewelry, computer, and other personal belongings. In addition, you might also need additional coverage in your home property insurance against such catastrophes as earthquakes, floods, windstorms, fires, and the like.

Home Property Insurance and Mortgage

Most lending institutions require home property insurance before approving your mortgage application. Lenders will use this as a legal underwriting and guaranty.

Home property insurance has several basic policy types. Below are a few of these home property insurance policies.

HO-1 Home Property Insurance Policy

This type of home property insurance policy provides protection for homeowners. The coverage offered by an HO-1home property insurance policy includes the house and possessions against 11 different perils.

HO-2 Home Property Insurance Policy

HO-2 home property insurance policy is also known as broad homeowners’ policy. This type of home property insurance policy covers the house and its contents against 17 perils. HO-2 home property insurance policy has premium running about 5 per cent to 10 per cent more than an HO-1 policy.

HO-3 Home Property Insurance Policy

Also called special homeowners home property insurance policy, HO-3 home property insurance policy covers all perils except those that were specifically excluded in the contract. The cost for an HO-3 home property insurance policy is 10 per cent to 15 per cent more than an HO-1 policy.

HO-4 Home Property Insurance Policy

This type of home property insurance policy is specifically targeted to rental property owners. Covering 17 stated perils, HO-4 home property insurance policy includes liability coverage but does not insure the dwelling itself.

HO-5 Home Property Insurance Policy

This type of home property insurance policy covers practically all damages except those caused by earthquakes, wars, and floods. HO-5 home property insurance policy is also known as extensive homeowners’ policy.

HO-6 Home Property Insurance Policy

HO-6 home property insurance policy is for owners of co-ops or condominiums. This type of home property insurance policy provides coverage against perils state in the HO-1 policy. The only difference is that HO-6 home property policy only pays for repair costs or actual cash value. Replacement cost may be covered also but it will make the policy costly.

Every person keeps valuable personal items and articles. Examples of personal properties are jewelry pieces, notes, books, important documents, and other miscellaneous items. Though little or seemingly unnecessary, these items are valuable and also needs personal property insurance coverage.

Students especially are the most vulnerable to personal property loss. Every year, college students lose millions of dollars worth of personal property. They lose calculators, stereos, cameras, personal computers, books, furniture, clothes, and other personal items by fire, theft, water, or vandalism. Because most students stay in dormitories or share rooms with other students, the risk of personal property loss or damage is greater. Having personal property insurance can protect students from the costs of having to replace the lost or damaged item.

There are quite a few insurance companies that provide personal property insurance policies. Provided below is short list of these personal property insurance companies. Also included is a short outline of these companies’ personal property insurance policies and their key features.

National Student Services Incorporated (NSSI)

NSSI offers personal property insurance policy for college students. For greater affordability, NSSI sells their personal property insurance policy to students for a few pennies a day. Their personal property insurance policy is recognized at over 1000 colleges and used in several universities in the United States.

NSSI’s personal property insurance plan protects the student’s belongings whether he lives on campus or not. Also included in their property insurance policy is $1,000-automatic liability coverage. This added benefit of the NSSI personal property insurance pays for any loss or damages of which the insured is responsible. For instance, an accident occurs due to the insured’s negligence, the NSSI personal property insurance will cover up to $1,000 of the hospitalization costs.

Ancillary Campus Services

Offered by Auxiliary Services Corporation at SUNY Cortland, the student personal property insurance of Ancillary Campus Services offers primary coverage to protect the personal property of college students. This student personal property insurance is administered by Haylor, Freyer, & Coon, Inc. and is designed to protect college students from loss or damage of personal property while residing in halls, fraternity or sorority houses, off-campus apartments or houses.

This personal property insurance policy had deductibles that start as low as $50 so students can afford it. Also, Ancillary Campus Services’ personal property insurance policy even covers students who go abroad.

Clements International

Clements International is one of the few insurance companies that offer personal property insurance abroad. Their international personal property insurance covers the cost of damaged items during the relocation process or while you are in your foreign residence.

The international personal property insurance of Clements International is separated into two plans. The first personal property insurance plan covers transit and destination costs. The second personal property insurance plan is solely for destination coverage for professionals who are already living abroad.

The Michigan Basic Property Insurance Association was formed to give property insurance to qualified persons. Michigan Basic Property Insurance especially targets those qualified persons who are unable to get insurance in the regular insurance market. Persons who are qualified can get insurance through the Michigan Basic Property Insurance policy. This policy of the Michigan Basic Property Insurance Association is basically the same as an HO-2 policy used by regular insurance companies.

What qualifications do you need to get the Michigan Basic Property Insurance policy?

The Michigan Basic Property Insurance policy is available to all persons who own or live on a property that meets the specifications of the Michigan Basic Property Insurance Association. Qualified properties which are covered by the Michigan Basic Property Insurance policy are residential properties that meet the building code standards. Michigan Basic Property Insurance also offers coverage for any residential property that is not used for farm or business reasons and is not used for illegal activities.

Before you can purchase the Michigan Basic Property Insurance, a representative from the Michjgan Basic Property Insurance Association will inspect your property. The Michigan Basic Property Insurance Association representative will evaluate and assess your property to see if its meets the qualification needs. Assessment of properties is without cost to the owner since it will be the Michigan Basic Property Insurance Association that will pay for it.

If in any case, the Michigan Basic Property Insurance Association representative discovers that you do not qualify for their policy, you will be given a written explanation as to why. Included in that written explanation from the Michigan Basic Property Insurance Association is a guide outlining the steps you can take in order to qualify.

What are the Michigan Basic Property Insurance policies?

The Michigan Basic Property Insurance Association issues one-year policies. These Michigan Basic Property Insurance policies can be renewed. Renewals for Michigan Basic Property Insurance are done within the next two years without another inspection.

The Michigan Basic Property Insurance Association can also issue binders on properties that do not qualify. These binders from Michigan Basic Property Insurance Association can last up to 60 days. By issuing these binders, the Michigan Basic Property Insurance Association is in effect insuring your property for 60 days maximum. The Michigan Basic Property Insurance Association does this to protect you while you are waiting for an exception or taking the necessary steps in order to make your property qualify.

The Michigan Basic Property Insurance covers replacement costs. This policy of the Michigan Basic Property Insurance Association allows you to replace, repair, or rebuild your property to its original condition before the damage was done. In addition, the Michigan Basic Property Insurance pays for repair costs.

Citizens Property Insurance Company is a non-profit insurance company created by the Legislature in 2002. The establishment of Citizens Property Insurance Company is aimed at helping homeowners in high-risk areas get insurance.

Before Citizens Property Insurance Company, homeowners in Florida had trouble finding companies that are willing to give them insurance for damages or loss. Since Florida is part of the hurricane and earthquake belt that spreads across the Pacific, homeowners in this region of the United States are especially vulnerable to loss or damage. Because of the magnitude of damages arising from natural causes, insurance companies are hesitant in providing insurance that will cover the cost of rebuilding or reconstruction.

Citizens Property Insurance Company holds over eight thousand policies for state residents, making it the second largest insurer in Florida. Citizens Property Insurance Company offers coverage up to $192 billion in property.

“Our growth has been explosive for the past 18 months” was what Susanne Murphy, chief operations officer for Citizens Property Insurance Company said in a recent interview.

There are several factors that account for the growth of Citizens Property Insurance Company. New developments in coastal areas and the reluctance of other insurance companies to write new policies have contributed to the increase in policy volumes of Citizens Property Insurance Company.

Citizens Property Insurance Company is actually a combination of two state-run insurance entities. The merger was done after Hurricane Andrew devastated South Florida in 1992. The two companies that make up Citizens Property Insurance Company are the Florida Residential Property and Casualty Joint Underwriting Association (FRPCJUA) and the Florida Windstorm Underwriting Association (FWUA).

More recently, the four hurricanes that hit Florida – Charley, Frances, Ivan, and Jeanne cost Citizens Property Insurance Company $1.77 billion in total damages. The damages forced Citizens Property Insurance Company to raise their windstorm policy premium price up to 67 per cent. As a result, Citizens Property Insurance Company has a surplus that reaches up to $1.2 billion. In addition, Citizens Property Insurance Company is expected to earn $40 million monthly from premium incomes.

But raising their premium prices is not without their disadvantages. Citizens Property Insurance Company is facing protests from Florida homeowners who are unable to afford that much for insurance. Right now, Citizens Property Insurance Company is facing close to 92, 000 in claims. Within the next few months, this number in Citizens Property Insurance Company claims is expected to rise.

Executives at Citizens Property Insurance Company are uncertain whether they have enough funds to cover the claims. With Hurricane Charley alone, Citizens Property Insurance Company is facing an estimated $925 million in losses. And according to Risk Management Solutions, Hurricane Jeanne will cost Citizens Property Insurance Company an additional $332 million, not counting the damages caused by the smaller hurricanes Ivan and Frances which cost up to $532 million total.

So you have your small business all set up, but do you have property insurance coverage? If you have none, then all is lost. Property insurance is a key aspect of every small business. Think of your property insurance as the glue that keeps your small business together. Without property insurance, your small business falls apart.

In small business, there are risks involved that you cannot personally control or eliminate. Without protection from these risks, your livelihood is threatened. Property insurance can give you the protection you need against these small business perils.

Property insurance for small business is different from home property insurance

This much is true. Because your small business is unique, you will have to design your own property insurance package. To meet the protection needs of your small business, your property insurance policy must be customized to cover all aspects of your small business.

Most property insurance policies for small business cover three general areas: property/contents, professional liability, and business interruption.

Small Business Property Insurance – Property/Content Coverage

Property and content coverage in a small business property insurance policy covers all the assets that your business owns. This aspect of small business property insurance protects the building and all its contents, including equipment and facilities, from damages or losses. In addition, your small business property insurance protects your business equipment from the dangers of fire, flood, or theft.

Small Business Property Insurance – Liability Coverage

Liability coverage in your small business property insurance policy is something that you can’t do without. The purpose of this small business property insurance aspect is to offer protection against liability arising from negligence causing injury or harm to others, such as a customer or an employee. Simply put, the liability clause in your small business property insurance policy protects you from being sued. This aspect of small business property insurance pays for your legal fees in case of a lawsuit.

One minor aspect of small business property insurance that is closely related to this is product liability. This small business property insurance covers damages or loss arising from problems with a product which causes harm to its consumer. Professional liability is another liability coverage you need for your small business property insurance, especially if you’re a professional, such as a doctor, architect, computer consultant, or a realtor. This type of small business property insurance protects you from damages resulting from error or omissions on your part.

Small Business Property Insurance – Business Interruption Coverage

Another essential aspect of small business property insurance is business interruption coverage. This aspect of small business property insurance pays for income you have lost while your business is stopped due to damages covered in the policy.

Citizens Property Insurance Corp was created in 2002 when the Florida legislature passed a law combining the Florida Residential Property and Casualty Joint Underwriting Association (FRPCJUA) and the Florida Windstorm Underwriting Association (FWUA). The purpose of Citizens Property Insurance Corp is to provide insurance coverage for homeowners in the Florida areas that are considered high-risk.

The occurrence of hurricanes in the sunshine state has always been considered natural by most people. But the damage brought by these hurricanes has caused many private insurance companies to not offer policies that provide enough insurance coverage. Because of this, Citizens Property Insurance Corp was established.

A state-run insurer, Citizens Property Insurance Corp offers coverage of up to $350,000 of total damage and repair costs. Citizens Property Insurance Corp also includes other buildings besides the actual house and contents and liability.

Impact of the four hurricanes on Citizens Property Insurance Corp

The recent occurrence of the four hurricanes – Charley, Frances, Ivan, and Jeanne — in Florida has caused Citizens Property Insurance Corp a total net loss of $1.77 billion. As a result, Citizens Property Insurance Corp has increased its premium prices on their windstorm policy. This increase in Citizens Property Insurance Corp premium is projected to reach up to 67 per cent.

Being the largest insurer in the Florida state, the changes in the premium prices of Citizens Property Insurance Corp’s policies may cause other smaller insurance companies to up their premiums.

After the four hurricanes, Citizens Property Insurance Corp was left with almost 92,000 claims, the number of which is still expected to rise within the next few months. To keep up with all these claims, Citizens Property Insurance Corp increased their yields by an average of 11.9 per cent.

Citizens Property Insurance Corp will get the biggest bite from Hurricane Charley at an estimated $925 million in losses, according to Risk Management Solutions. The next one to bore a hole through Citizens Property Insurance Corp is Hurricane Jeanne with cost of up to $332 million. Hurricanes Frances and Ivan would also take some $532 million in total losses from the insurance funds of Citizens Property Insurance Corp.

Today, Citizens Property Insurance Corp has a surplus nearly reaching $1.2 billion, not counting the additional $40 million from monthly premium incomes. Yet, even with this money, Citizens Property Insurance Corp is still unsure whether they will have a deficit or they will have to assess. Should Citizens Property Insurance Corp run out of funds, the state’s other insurance companies will be assessed. Citizens Property Insurance Corp will then pass those costs to their customers through these companies.

Citizens Property Insurance Corp can assess all property and casualty insurance companies, except worker’s compensation and medical malpractice. The Citizens Property Insurance Corp assessment will probably be 2 per cent of each company’s billed premiums. If the premium price is $1,000, the 2 per cent assessment would cost around $20.

It is considered a matter of course to all businesses to have their assets insured. Insurance is a standard form of risk management that helps minimize the damage that businesses incur when their assets are compromised by fire, theft, or other occurrences. One of the policies that companies take, especially manufacturing companies are intellectual property insurance packages.

What protection does intellectual property insurance offer?

Intellectual property insurance offers protection to a business against a wide range of perils. The best policy in an intellectual property insurance line is one that allows a business to defend its claim on their intellectual property rights. Intellectual property insurance offers coverage for loss incurred during legal proceedings.

A couple of scenarios that brings to light protection offered by intellectual property insurance includes application for patent or trademark. There might be cases where a business will propose to have a product patented, only to find that its application is declared invalid. Intellectual property insurance will pay for the cost of legal entanglements that will very likely follow. The same thing applies in trademarks. Intellectual property insurance covers losses arising from declaration of non-infringement of a trademark by a competitor.

Intellectual property insurance policies also extend their coverage to include the right to defend claims relating to beaches of a third party-owned patent. In addition, intellectual property insurance also covers copyright infringements and the like. Even such “hazy” copyright infringement scenarios as when a third party misleads the public by making their product appear like that of another business can be defended through intellectual property insurance.

Intellectual property insurance aims at ensuring that any claim or legal proceedings can be defended. However these claims or legal proceedings may have been accomplished – whether the threat was direct or indirect – intellectual property insurance can cover the company’s losses.

How intellectual property insurance works in practice

Some intellectual property insurance products only charge premium if the insured wins during the legal proceedings. This means that an unsuccessful legal action provided by intellectual property insurance companies will require no penalty costs to the policyholder. However, if the legal claim is successful, the intellectual property insurance policyholder will receive many benefits. These benefits offered by intellectual property insurance include having the policyholder pay the premium, which is only a part of the total monetary benefit.

Intellectual property insurance is only available to businesses when there is a good chance of success in legal action. Intellectual property insurance companies will assess the merits of a legal proceeding before offering intellectual property insurance to their clients.

You’ve finally done it. Those countless television programs advertising properties abroad you watched tirelessly has finally made you take the plunge. And now you have a home in France.

The next logical step to do is get a French property insurance that is suitable. You can get French property insurance even if you will only be using that house as a second home or a cozy holiday place to stay in. And while you’re away, you can even make an investment out of your second home with its French property insurance by letting it to tourists or locals.

Your French agent or Notaire will ask you for proof that you have French property insurance before you exchange contracts and finish the sale. If you have no French property insurance, the Notaire will recommend a French property insurance company.

What does French property insurance cover?

French property insurance covers buildings and its contents. French property insurance for buildings includes the actual structure of your French home. French property insurance also encompasses the cost for repairs or rebuilding, debris removal, and professional fees should loss or damage arise.

Damages by natural causes like earthquake, fire, storm, flood, and burst pipes should be covered by your French property insurance. Another thing that your French property insurance should cover are fixtures and fittings within the structure of your home and that includes kitchens and baths.

French property insurance for the contents of your house should be included, even if you’re only going to use your French home as a vacation hideaway. French property insurance will pay for the replacement of valuables lost, stolen, or damaged.

How much should you spend for your French property insurance?

Most people think that their French property insurance should be enough to cover the current market value of their French house. Do not make the mistake of doing this. French property insurance should cover the cost of rebuilding the property. The cost of rebuilding is equal to the full cost of the building’s construction. That means that your French property insurance must include all outbuildings, barns, domestic oil and gas pipes, and domestic oil fuel tanks. You can even go so far as getting French property insurance that covers your swimming pool, tennis court, drives, patios, terraces, walls, gates, and fences.

In cases of theft or damage to items in your house, you should calculate your French property insurance based on the sum of the total cost of replacing the lost items. The prices that you quote for your French property insurance should also be based on the current prices of today’s market.

Property investments are very common. One example of a property investment is the property – be it a house or an apartment unit – you rent to others. If you are a landlord, you have very little control over the physical damage that can happen to your property investment. This is why you need a proper rental property insurance to cover the cost of these damages.

How does rental property insurance offer protection?

Landlords can protect themselves from losses caused by many perils, including fire, storms, burglary and vandalism, through a well-planned rental property insurance policy. Liability insurance and coverage for injuries or losses suffered by others can also be included in a comprehensive rental property insurance policy. Moreover, the liability clause in a rental property insurance policy can pay for the costs of defending personal injury lawsuits and lawyer’s bills.

Tips on choosing the right rental property insurance

When you purchase rental property insurance, make sure that you have enough coverage to protect all property values and assets. Also, be sure that the rental property insurance policy covers injury, including physical or legal, such as libel, slander, discrimination, unlawful and retaliatory eviction and invasion of privacy.

Rental Property Insurance Companies

Many insurance companies are selling rental property insurance policies. Provided below is a short list of these companies and the basic features of their rental property insurance policies.

AAA Insurance Rental Property Insurance

For its rental property insurance, AAA Insurance has allied itself with Balboa Insurance Co. to provide better insurance coverage for you. Their rental property insurance features a Dwelling Fire policy. This rental property insurance policy offers protection from most direct physical losses for your residential rental properties and other structures attached to them. During the process of repairing or reconstruction after a loss, the AAA Insurance rental property insurance policy covers up to 10% of the total cost.

LandlordZone Rental Property Insurance

Landlordzone is an online insurance company based in the United Kingdom. They offer rental property insurance for residential properties like houses, flats, maisonettes, etc. and also for commercial properties like shops, offices, and workshops.

With recent issues including natural disasters, mold, terrorism, and market share competition, property and casualty insurance has become more costly and hard to obtain. This aspect of property and casualty insurance is especially true in conventional and government-assisted housing and the commercial markets.

In 2001, the property and casualty insurance industry has posted a $7.9 billion net loss. This property and casualty insurance loss is the first ever net loss, according to the Insurance Services Office, Inc. (ISO) and the National Association of Independent Insurers (NAII). Experts have predicted a return rate for property and casualty insurance at a negative 2.7 per cent, almost 6.5 per cent lower than that of year 2000.

As a result, several property and casualty insurance companies are retrenching. One of the steps they undertook to cut back on their losses is to avoid adding any new policies into their property and casualty insurance. They have also purposefully stopped updating or renewing their existing property and casualty insurance policies. Furthermore, the premium price of property and casualty insurance policies has increased.

Stated causes of the property and casualty insurance problem

“Mold is Gold” was the headline of one trial lawyer publication. The recent large court decisions against insurers have jeopardized profitability of the property and casualty insurance industry. The trial courts recognize the invasive mold as the latest household hazard and property and casualty insurance policyholders are getting the most out of their lucrative lawsuits. A well-publicized Texas lawsuit resulted in a $32.1 million decision – good for the owner, bad for the property and casualty insurance industry.

The September 11 event has also negatively impacted the property and casualty insurance industry. It has been reported that September 11-related property and casualty insurance claims total to as high as $70 billion. The same event has also caused the decline of the stock market which added to the downward movement of the property and casualty insurance industry.

The effects of the property and casualty insurance problem

Property and casualty insurance is essential in real estate. The real estate market cannot function properly if property and casualty insurance is not as accessible as it used to or not as affordable as before. Property and casualty insurance coverage is essential because it is an underwriting requirement when you apply for a conventional, government-assisted and commercial mortgage. Lending companies require property and casualty insurance; otherwise the mortgage application will be rejected.

Real estate leans heavily on mortgages to close a great majority of its sales. Without property and casualty insurance, there won’t be any mortgages. As a result, sales in the real estate market will plummet.

Moreover, without property and casualty insurance coverage, homeowners will have a difficult time maintaining their mortgage obligations. This may force lenders to foreclose on the property or subject the homeowners to expensive lender forced-place coverage.

Property mortgage insurance. When you’re on the lookout for a mortgage, you have probably stumbled upon this term more than a couple of times. So what is property mortgage insurance?

Property Mortgage Insurance – Definition

Property mortgage insurance is a security product that financially insures lenders against loss should problems occur and the borrower defaults on a mortgage. Property mortgage insurance also provides protection from loss when a lender is forced to foreclose on a property. In addition, property mortgage insurance reduces or eliminates the loss to the lender when a borrower can no longer keep up with his monthly mortgage payments.

Who benefits from property mortgage insurance?

Since property mortgage insurance is there to provide protection for lenders then they are naturally the first ones to benefit from property mortgage insurance. Not to be left out, homebuyers also benefit from property mortgage insurance. Property mortgage insurance allows them to buy their houses sooner. Property mortgage insurance also considerably increases the buying power of homeowners.

Property mortgage insurance can reduce the amount of down payment required to be able to purchase a home. In this way, first-time homebuyers can thus afford their first home with the aid of property mortgage insurance. Also, because property mortgage insurance decreases the down payments, homebuyers can now afford to apply for a loan on a more expensive house.

Repeat homebuyers can benefit from property mortgage insurance because they are required to put less money down. Property mortgage insurance helps them gain significant tax advantages. This is because property mortgage insurance is deductible interest which homebuyers can claim during tax reviews.

How do borrowers benefit from property mortgage insurance?

If a borrower does not have property mortgage insurance, lenders would require them put 20% down on a home’s purchase price. Without the guaranty of property mortgage insurance, borrowers will have to spend years saving for down payment alone. Lenders will use the large down payment as assurance, replacing the guaranty provided by property mortgage insurance.

However, with property mortgage insurance, lenders will only require borrowers to pay as little as 5% or 10% down payment. For example, a borrower without property mortgage insurance saved $10,000 for the required minimum 20% down payment. This means that this borrower can only purchase a $50,000 home. On the other hand, if the borrower has property mortgage insurance, he will only need to make a 10% down payment for a $100,000 home with his $10,000 savings.

Who pays for property mortgage insurance?

As a general rule, the people who pay for property mortgage insurance are borrowers. The initial payment for the premium of property mortgage insurance is collected at closing. Also, depending on the premium plan of the mortgage, a percentage may be taken out of your total monthly payment to cover the cost of the property mortgage insurance.

Any business owner can attest to the critical important of property liability insurance to his business. Property liability insurance provides coverage for any liabilities or damages caused to a person due to negligence resulting in faulty products and services. The vehicles you use in conducting your business may also be covered by your property liability insurance.

How property liability insurance works

To calculate the cost of property liability insurance – called the premium – insurers typically use the book rating method. Book rating calculations are done through the use of the base rate of a property liability insurance company.

The factors included in calculating the base rate of the property liability insurance are the insurer’s costs and the level of risk attached to the business that is to be insured. Property liability insurance base rates usually reflect how an insurer prefers your type of business. The rates of property liability insurance are lower if the insurer wants your type of business.

The property liability insurance premium may also be affected by your claims history. In addition, the magnitude of your perceived risk and your approach to risk management may also be considered as factors that affect the premium rates of your property liability insurance. Premium rates for property liability insurance should be lower if your business environment is safe and if you have fewer claims made.

Property liability insurance premiums are also calculated based on the records of other businesses which are similar to your own. By putting the good and adverse aspects of the business together, an insurer can estimate the cost of the property liability insurance. Therefore, no matter how good your business might be, your property liability insurance premium may remain high if others in your type of business are not that risk-free. However, you can still counteract this adverse effect on your property liability insurance by using your own safety record and approach to risk management.

Types of property liability insurance

There are different kinds of policies involved in property liability insurance. Your property liability insurance policy may be designed and tailored to fit your business needs. The type of property liability policy you should purchase is that which offers protection for specific liability areas in your business. Below are a few of these property liability insurance types and the basic coverage each type offers.

General Property Liability Insurance

Property liability insurance may offer general coverage for all kinds of damages or losses stipulated in the contract. General coverage in property liability insurance includes damages caused by accidents or injuries that occur on your business premises. Harmful exposures that are related or caused by one of your products are also included in a general coverage property liability insurance policy.

General property liability insurance pays for any medical expenses incurred by someone while involved in an accident caused or brought by your business. Lawsuits, legal expenses, and lawyer’s bills are also among those that are covered by general property liability insurance.

Other types of property liability insurance

There are several other specialized types of property liability insurance. Auto coverage included in your property liability insurance covers for damages incurred by you or a third party while in a car accident. Likewise, an employer’s property liability insurance policy will protect you from costs of compensation and legal fees for employees who are injured or made ill while at work.

Because of the frequency of hurricane and windstorm occurrences in Florida, homeowners in that state have trouble getting insurance coverage from the open, private insurance market. Many existing policies in private insurance companies are not enough to cover the cost of damages that most Florida homeowners experience, especially those in high risk areas. For this reason, the Citizens Property Insurance Company was created.

Citizens Property Insurance Company was formed when Hurricane Andrew devastated South Florida in 1992. To answer the growing insurance needs of Florida homeowners, the state legislature passed a law in 2002 to establish Citizens Property Insurance Company by merging two state-run insurance entities. These two companies that make Citizens Property Insurance Company are the Florida Residential Property and Casualty Joint Underwriting Association (FRPCJUA) and the Florida Windstorm Underwriting Association (FWUA).

With these two companies’ merger, Citizens Property Insurance Company was able to provide insurance coverage in Florida for high-risk homeowners like Sarasota and those that aren’t in these high-risk areas but are nonetheless experiencing difficulty in obtaining coverage. Citizens Property Insurance Company provides coverage in high-risk areas up to $350,000 for repair costs and rebuilding of the house structure. Aside from that, Citizens Property Insurance Company also pays for the reconstruction of structures besides the house like fences, swimming pools, and such. The replacement of lost or damaged items and liability costs may also be included in a policy written by Citizens Property Insurance Company.

Types of Line Accounts at Citizens Property Insurance Company

Citizens Property Insurance Company handles three major accounts – High Risk Accounts (HRA), Personal Lines Accounts (PLA), and Commercial Lines Accounts (CLA). Citizens Property Insurance Company HRAs are comprised mostly of wind-only policies for high-risk areas in Florida. The wind-only policies of Citizens Property Insurance Company HRA were originally written by the now defunct FWUA.

The Citizens Property Insurance Company PLAs are mostly residential properties who are eligible for multi-peril policies written by the Florida JUA. While the PLAs protect residential properties, Citizens Property Insurance Company CLAs cover commercial residential policies.

Risk Requirements to get Coverage from Citizens Property Insurance Company

Citizens Property Insurance Company has set some requirements that Florida property owners must meet before they are eligible for coverage. For PLAs Citizens Property Insurance Company can only provide coverage for those who are unable to obtain standard policies from the open market. Citizens Property Insurance Company can offer CLA protection for commercial properties that are not insured by other insurance agencies.

Policy Forms at Citizens Property Insurance Company

Citizens Property Insurance Company offers their PLAs comprehensive multi-peril policies that are based on the market’s HO-3, HO-4, or HO-6 policy. The basic personal lines policy of Citizens Property Insurance Company offers the same coverage as an HO-8 policy in the open market.

Who runs Citizens Property Insurance Company

Citizens Property Insurance Company is directed by the Board of Governors which is comprised of seven members who are appointed by the State Treasurer for three year terms. These board members at Citizens Property Insurance Company represent the diverse geographic regions of the state. In addition to the Board of Governors, Citizens Property Insurance Company also has a technical advisory board. This board provides information and advice to Board of Governors of Citizens Property Insurance Company.

For most people, insurance is a necessary aspect of life. It is the safety net that protects you from a crushing fall or an imminent disappointment during hard times. There are several types of insurance available, such as life, auto, workman’s compensation, liability. But perhaps the commonest type is property insurance. Whether you are a homeowner or a business operator, property insurance is the one area you should not neglect. So, what is property insurance?

Property Insurance – A Definition

Property insurance is a type of insurance that provides coverage for building structure or structures and its contents. The coverage of property insurance is malleable and is oftentimes depended on the consumers’ needs. In some cases, property insurance may cover outdoor signs, crime coverage, and property of others, glass coverage, and more.

You can get property insurance through a written contract, called a policy. A property insurance policy legally binds you, the policyholder, with an insurance company. The property insurance policyholder will pay the insurance company a certain amount of money, called “a premium” and in exchange, the company will agree to pay for certain types of damages or losses. These damages or losses to be covered by the property insurance are outlined specifically in the contract.

Property Insurance – Importance and Benefits

Property insurance has many benefits. Monetary value is one of these benefits that a property insurance policy can offer. The property insurance company will pay for damages or losses you encounter in such cases as fire or theft. Property insurance is therefore a way for you to protect yourself and your interests.

The amount of money you get from the property insurance company will depend on how much property insurance you’ve bought at the time of the contract-signing. For instance, if you bought a $100,000 amount of property insurance, your insurer will only pay for replacement or reconstruction of damaged property up to that stated amount. Most property insurance companies pay up to 10% in total damages.

Property Insurance – Types

There are many types of property insurance available. Most of these property insurance types are categorized according to the needs of the policyholders.

For instance, a landlord has different property insurance needs as a homeowner. What the landlord owns is rental property and the specifics involved in that property type is different from a home. Rental property insurance covers the damages or losses arising from negligence on the tenants’ parts.

As all property insurance, rental property insurance offers coverage for the actual building structure and its contents. Rental property insurance can pay for the cost of repairing damaged articles, such as carpets, furniture, curtains, and other house items, caused by guests or tenants.

A homeowners’ property insurance provides the same type of coverage offered by a typical property insurance policy. Most lenders require buyers to have property insurance when applying for a mortgage. The homeowners’ property insurance gives the lenders the security they need to close the sale. Homeowners’ property insurance protects the homeowner from damages caused by disasters, such as fires, floods, earthquakes, theft, vandalism, and the like.

There are several other types of property insurance available. From small business, to medium enterprise, to commercial properties – there’s a different kind of property insurance coverage for each.

A significant aspect of every business is your business property insurance. Aside from wages, the single most important asset you have in your business is your business premises and to protect that, you need business property insurance.

What is business property insurance?

Business property insurance is a way for you to protect your business assets. Business property insurance provides coverage for your office space, building structure, and equipment. If during the unfortunate event of a fire or other disaster and you incur some damages, business property insurance is something you can depend on when the cost of damages is great. Business property insurance can help you pay for the reconstruction and replacement of losses caused by events specified in your business property insurance contract.

What does business property insurance cover?

Business property insurance covers two basic things: buildings and contents. Business property insurance covers these two from damages caused by fires, lightning, explosion of gas and boilers.

Damage or loss caused by “special perils” like explosion, riot, malicious damage or vandalism, storm, flood, impact by aircraft, road and rail vehicles, and pipe and sprinkler leakage is not generally covered by business property insurance. However, if you wish to add these damages, you may get a tailor-made policy for business property insurance that includes coverage for special perils.

An “all-risk” business property insurance policy is also available for you if you want wider coverage. All-risk business property insurance covers accidental damage or loss that are not specifically excluded. Wear and tear, electrical or mechanical complications, and gradual deterioration are not covered by an all-risk policy however unless it is specifically stated in the business property insurance contract.

How much business property insurance should I purchase?

The amount of business property insurance you should purchase depends on the type of coverage you need. However, if you want to take full advantage of the kind of protection that business property insurance provides, you need to insure your business premises for the full rebuilding cost. This means that when you purchase business property insurance, you need to consider the replacement value of your building, including professional fees and the cost of site clearance.

Most buyers make the mistake of using the market value of their building premises as basis for how much business property insurance they ought to purchase. The market value of a property depends on so many things and may go up or down, depending on the overall movement of the economy. So if you buy business property insurance that is equivalent to your building’s current market value, there’s no telling whether in the future that amount can provide enough coverage in case of accidents or disasters.

When calculating the rebuilding cost of your building premises, you might need expert advice from your business property insurance agent or broker.

In addition, when you buy business property insurance for content coverage, you should insure enough to cover the cost price and no additional for profit. Business property insurance can cover your stocks for its full cost price. Also should stocks fluctuate with the seasons, business property insurance may also cover that if stated in a provision. Business property insurance may offer either “replacement as new” or “indemnity” coverage for your plant or business equipment. If you business property insurance uses indemnity as basis, claims may include wear and tear.

Most people think that the only property insurance policies they need are those that protect their homes and their cars. However, nearly all of us own certain types of belongings that are not covered by a regular home insurance policy. The solution? Personal property insurance.

What is personal property insurance?

Personal property insurance is a type of insurance that offers coverage for your personal items. Examples of properties that are covered by personal property insurance are jewelry pieces, notes, books, computers, cellphones, important documents, and other valuable items. These items, though little and seemingly unnecessary, have value, monetary or otherwise, and needs the type of coverage that a personal property insurance coverage can provide.

The cost of replacing a valuable piece of jewelry can be hard on your budget and this where property insurance enters. Property insurance covers the cost of replacing or repairing valuable personal items which are damaged due to causes stated in the contract.

Who are the people that need personal property insurance?

Perhaps the people that are most vulnerable to personal property loss or damage are students who stay in dormitories or share a room with other students. Every year, college students lose thousands and thousands of dollars worth of personal property. These items include calculators, stereos, cameras, personal computers, books, furniture, clothes, and other personal items by fire, theft, water, or vandalism. Having personal property insurance can protect students from the replacement cost of lost or damaged belongings.

Several companies offer personal property insurance policies that are designed specifically for students. One example is National Student Services, Inc., which offers personal property insurance policies for students who are in college. NSSI’s personal property plan includes a $1,000-automatic liability coverage that will pay for any damages or loss of which the policyholder is responsible.

International or local travelers also need personal property insurance. Staying in several hotels within a short period of time can oftentimes cause confusion resulting in lost personal properties. Having the kind of coverage that personal property insurance can provide could protect the frequent traveler from damages or costs. In addition, personal property insurance can include a special clause that protects the traveler’s properties back home while he is away. Personal property insurance for the car for instance protects it from vandalism or theft.

A homeowner also has a need for personal property insurance. Since most homeowner’s policies do not include coverage for jewelry and other valuable miscellaneous items, a homeowner can get personal property insurance for additional coverage. Depending on the specifics stipulated in the contract, a personal property insurance policy may also include coverage for damages caused by houseguests. A valuable antique jar, for instance, was broken by one of the houseguests; personal property insurance can offer coverage for that.

Business owners may also have a need for personal property insurance. A personal property insurance policy for business covers items found in somebody’s office, like a valuable trophy, antique pieces, or expensive paper weights.

Almost anyone needs personal property insurance. And almost anything can be covered by personal property insurance. The trick is to know which ones need personal property coverage and which ones don’t.

Setting up a business is a confusing process. There so much you need to do first before you can actually start doing business. But with all these mind-numbing details, there is only one thing you need to keep in mind and that is your business property insurance.

Business property insurance is the single most important thing, aside from the business itself that you need to take care of. The business property insurance is the thing that binds your business together. Without business property insurance, your business is prone to all kinds of risks that might result in you going out of business.

What does business property insurance policy cover?

Business property insurance covers all the two key aspects of your business. These two aspects which business property insurance protects are the business structure and equipment pertinent to the enterprise.

Business property insurance provides protection from damages arising from causes stipulated in the policy – fires, earthquakes, floods, windstorms, and the like. Aside from the structure, business property insurance also pays for the replacement and repair of damaged, lost, or stolen equipment, supplies, and other items needed in your business set up.

For example, in cases of fire, it is the business property insurance company’s responsibility to pay for the cost of reconstruction or rebuilding. Coverage provided in business property insurance may vary according to the premium price set by the company. However, as a rule of thumb, business property insurance covers up to 30% of overall costs.

Companies offering business property insurance

One of the leading providers of business property insurance is FM Global business property insurance company. The policies provided in their business property insurance packages include coverage for all-risk property, construction and builder’s risk, boiler and machinery, and cargo. Aside from that FM Global business property insurance company also provides reinsurance to give their clients added protection.

4Insurance.com is an online business property insurance provider that aside from business property insurance also offers Auto, Home, Health and Life insurance. Another business property insurance company is CNA. The range of business property insurance products provided by CNA offers coverage for small businesses, mid-sized businesses, and large businesses.

The Hartford business property insurance company offers many products and services to help their clients protect their assets. Aside from business property insurance, some of their products include casualty, group benefits, and retirement programs. The Hartford business property insurance also covers mutual funds, investment management, reinsurance, and international insurance packages.

There are several other companies out there that offer excellent business property insurance policies. What we show here are only a few. Thankfully, the Internet is a great source for you to start shopping for your business property insurance needs.

It’s not that Open Source software is ultimately too risky to use without some sort of insurance. It’s about giving Open Source software companies, like Linux, the right backing should any legal entanglements arise resulting in expensive claims.

Daniel Egger, the founding chairman of Open Source Risk Management (OSRM) said in a recent press release that Linux property insurance is about providing a united defense against those trying to profit from a legal system that permits frivolous but expensive claims.”

OSRM joins the ranks of HP and Novell and Red Hat in providing Linux property insurance program. The OSRM Linux property insurance protects large and small users from legal hassles which arise from using the open-source operating system.

How did they come up with their Linux property insurance policy?

By spending six months on thorough assessments of the files in the Linux kernel, OSRM found that there are no copyright infringements in versions 2.4 and 2.6 of the operating system. This in turn led them to the idea of creating another Linux property insurance policy which is specified to cover this weakness.

“We decided to go straight to the heart of the matter and evaluate whether we could defend the Linux kernel,” Egger explained when asked how he came up with the idea of the Linux property insurance.

Linux property insurance is designed to afford OSRM clients the legal protection they need. This legal protection provided by Linux property insurance is “equal to, if not beyond,” what clients receive with proprietary software licenses.

The benefits of OSRM Linux property insurance

With the OSRM Linux property insurance, users do not need to be tied down to one particular Linux vendor. The Linux property insurance coverage provided by OSRM is unlimited. Businesses can purchase as much Linux property insurance coverage as they want. The rate of Linux property insurance is comparable to that found in other insurance policies that cover intellectual-property lawsuits. Purchase price of OSRM Linux property insurance is only about 3% of the total coverage amount.

Also coming up in OSRM Linux property insurance is a legal defense center where users can take advantage of the legal assistance on matters relating to Linux. The legal fees involved in Linux property insurance range from $250 to $100,000 for corporations.

How OSRM Linux property insurance is different from the rest

A typical insurance policy differs from that of an OSRM Linux property insurance indemnification program. According to OSRM, he reason why Linux property insurance is different is that it “works with clients to assess and mitigate their risks, and then helps implement a set of best practices for mitigating legal risks around their use of Open Source.”

In addition, instead of paying for a client’s lawyers, OSRM can hire and provide lawyers for their own clients through the Linux property insurance program.

Home property insurance is insurance that offers protection for your home, whether it is an apartment, a condominium, or a house.

A comprehensive home property insurance policy pays for the cost of damages to the actual structure of your house. Aside from that, home property insurance also covers the contents of your dwelling. In case of a disaster, the replacement costs of lost or damage house contents might be expensive and are much more than most people care to expect. Therefore, when you decide to purchase home property insurance, make sure that it includes content coverage and replacement cost coverage.

Types of coverage you should get for your home property insurance

Home property insurance coverage provides liability coverage in case of an injury to someone arising from negligence within the boundaries of your property. In this way, home property insurance can pay for the cost of a lawsuit and other legal fees should that someone decides to sue you to court. Liability coverage is not a government-mandated requirement for home property insurance but it might just be your last line of defense from lucrative lawsuits against you.

When applying for a mortgage, home property insurance is required by lenders. If you rent, however, you may not know this fact about home property insurance. Yet, it is always a good idea to budget for home property insurance even though you are renting an apartment. Catastrophes such as fires and floods may damage your apartment and furnishings and the cost for the replacement might be too expensive. Home property insurance for renters is the answer to your coverage needs.

Title home property insurance is also a good way of securing your home. Having title home property insurance protects you from losses should problems arise with the property title after closing the sale. Title home property insurance provides coverage for all costs associated with fixing a title problem, including lawyers’ bills and other legal fees.

Standard perils covered by your home property insurance

When talking about “perils” in home property insurance, the word usually refers to the ways and means by which damage occurs. Most insurers have listings of standard perils that they commonly consider for their home property insurance policies. The first and most common peril covered by home property insurance is fire and lightning damage. Other home property insurance perils include theft, volcanic eruption, falling object, and weight of ice, snow or sleet. Home property insurance also covers floods caused by problems with the plumbing, heating, air conditioning or automatic fire-protective sprinkler system.

Special types of home property insurance include coverage for explosion, riot or civil commotion, damage by aircraft, damage by vehicles, and vandalism. Home property insurance may also pay for damages from faulty water system, smoke, windstorm or hail, freezing of plumbing system, and artificially generated electrical current.

These types of coverage in home property insurance may be purchased individually or by package. To save on your expenses, it is better to purchase an all-peril home property insurance policy. If you want coverage for disasters that are not outlined above, you may be able to get special home property insurance packages from specialty companies. These special home property insurance packages include coverage for terrorism, kidnapping, and the like.
